Chapter 01
When an inspection is worth booking
Pro Phase Electric names three reasons to have an electrical safety inspection done, and they cover most of the calls that lead to one. The first is buying a property. A house or building can look finished and still hide a full panel, old wiring behind fresh paint or outlets added by someone guessing. Having an electrician look before you close tells you what you are buying while there is still time to ask questions and decide.
The second is a problem you cannot explain: breakers that trip, lights that dim when something starts up, outlets that run warm or a buzz near the panel. Those are signs, not annoyances. The third is simply wanting to know. If a home in Rogers, Springdale or Bentonville has gone years without an electrician in it, or you are about to add an EV charger or a workshop, an inspection shows what the system can safely carry. The same check applies to a shop or office in Fayetteville or Bella Vista.

What gets checked, and what each part can hide
The inspection covers the panel, the wiring, the outlets, the breakers, the grounding and how the system performs overall. Each one hides something different. A panel can look tidy from the front while doubled-up breakers or burnt terminals sit behind the cover. A breaker that is too large for the wire it protects only shows up when someone reads the breaker and the conductor together, not when the lights are on.
Outlets tell you about the circuit behind them: loose receptacles, missing grounds, protection that will not reset. Grounding is the part nobody sees, yet it decides how a fault behaves and whether stray current finds the ground or finds a person. Overall performance is the sum of it all, such as shared circuits carrying too much, or a service sized for a smaller house than the one now standing on it. A good inspection reads all of it, not just the panel.
